Position Overview:

The Maintenance Supervisor is responsible for the physical integrity, operational efficiency, and safety of the property. This position leads the on-site maintenance team and oversees building-wide systems, preventative maintenance schedules, budgeting, inventory control, and technician development. The ideal candidate is a hands-on leader with strong technical knowledge, organizational skills, and a commitment to delivering high-quality service to both residents and team members.

Organizational Accountability:

This is a Full-Time Hourly Non-Exempt Leadership Position.. This position reports directly to the Community Manager and oversees the designated maintenance staff.

Pre-requisite Experience:

A minimum of 3 years in residential or commercial maintenance, including at least 1 year in a supervisory or leadership role. Strong working knowledge of HVAC, electrical, plumbing, and appliance systems is required. EPA certification and/or trade-specific licenses preferred. Must be able to lift and move up to 75 lbs.

Technology Competency:

Proficiency with systems such as Yardi, Maintenance IQ, and other property management platforms is highly desired. A high degree of adaptability to digital workflows and work order systems is essential. Strong written and verbal communication skills are required.

General Expectation

The Maintenance Supervisor must be a proactive leader with a solutions-focused mindset and the ability to oversee multiple systems and team members simultaneously. They will ensure building systems are maintained to the highest standard, guide and support maintenance technicians, and collaborate with operations teams to ensure quality and safety across all maintenance functions.

A full-time commitment (minimum of 40 hours per week) is required to meet performance standards.

Key Responsibilities

  • Inventory Management: Maintain accurate inventory records, minimize waste, and ensure critical materials and tools are readily available for technicians.
  • Tech Coaching & Training: Provide on-the-job training and mentorship to maintenance technicians. Review work orders, offer feedback, and coach on technical and customer service performance.
  • Budget Management: Track and manage maintenance-related expenses. Forecast costs and ensure work is performed within budget without compromising quality or safety.
  • Preventative Maintenance Planning: Design and execute preventative maintenance schedules for all major building systems. Monitor performance and adjust schedules to maximize lifespan and minimize emergency repairs.
  • Building Maintenance Management: Lead day-to-day oversight of all maintenance operations, including HVAC, plumbing, electrical, structural repairs, and groundskeeping. Responsible for the proper functioning and compliance of building-wide systems such as water softeners, water heaters, fire safety systems, and other essential infrastructure. Prioritize safety, code compliance, and tenant satisfaction.
  • Additional duties: Due to the dynamic nature of this role, the Maintenance Supervisor may be asked to support special projects, assist with property transitions, and respond to urgent business needs. Flexibility and cross-functional collaboration are expected.

  • Must be able to send picture messages and communicate via text messaging
  • Must be able to navigate several phone apps; such as ADP mobile and a mobile maintenance app. Cell phone stipend is included for use of your phone.
  • Must have customer service skills

Job Type: Full-time

Pay: $27.00 - $30.00 per hour

Expected hours: No less than 40 per week
